How does the appraisal work?
After you get a bound contract, the inspection and appraisal will be scheduled and paid for by the buyer. In most cases you will be contacted directly to schedule the appointment and allow entrance to your home for both. PLEASE LEAVE THE LOCKBOX ON YOUR DOOR SO INSPECTORS AND APPRAISERS MAY ACCESS. After the appraisal the buyers agent will let you or us know if the home appraised.
How much commission do I have to pay an agent?
To have your home listed in the MLS you must offer compensation to a buyer agent. Traditionally the buyer's agent recieves around 3% commisision. You have a choice in how much you compensate a buyers agent. The compensation amount you choose will be on the listing agreement. Whatever you put in the MLS is what will have to be paid to the buyer's agent at closing.
When do I need to be out of the house?
Please make sure the home is empty and clean so buyers can have possession AT THE TIME OF CLOSING. (unless you have made other arrangements in writing)
What else will you need after I close?
Upon closing please send us a copy of the closing statement or "ALTA” for our files as required by TN Regulations and agreed to by you under #16 of your Listing Agreement. There is a charge to your credit card if this is not received.
How do I know when I am closing?
Please contact your closing company 1 week prior to closing and schedule your closing time and place. This is the seller’s responsibility and not the buyer’s agent or the closing company.
